Introduction

Colorado Springs homeowners face a distinct set of water quality challenges. From fluctuating mineral content to aging pipes, unfiltered water can bring discomfort, affect appliance longevity, and create hidden health concerns. This 6-point water audit for homebuyers helps you spot unfiltered-water risks before you sign on the dotted line. We’ll also explore why pairing a whole-house water softener with an under-sink reverse osmosis (RO) system is a smart, practical investment for daily life in Colorado Springs.

1) Audit Your Water Hardness and Mineral Content

Colorado Springs often features hard water with elevated minerals like calcium and magnesium. While not hazardous, hard water leads to scale buildup in kettles, faucets, and showers, reducing efficiency and shortening appliance life.

Request a water hardness test report from the seller or hire a local plumber to perform a quick in-home test. Look for grains per gallon (gpg) around 10–15 as a common range in this area; anything above 15 indicates hard water that will benefit from treatment.
Hard water causes soap scum and reduced soap effectiveness, increasing detergent use and leaving spots on glassware and fixtures.

2) Check for Chlorine and Chloramine Presence

Municipal water often contains chlorine or chloramine to disinfect. While safe to drink, these chemicals can irritate skin and eyes and affect taste and odor. Persistent smells or flavors may indicate inadequate filtration downstream of the main supply.

Sample tap water from multiple fixtures (kitchen, bathroom, outdoor) and note any strong chlorine odor or lingering taste. Consider a home filtration strategy that targets both taste and odor.
If unfiltered, chlorine/chloramine can interact with pipes over time and impact appliance longevity, especially hot water systems.

3) Inspect for Corrosion and Pipe-aged Risks

Colorado Springs’ climate and water chemistry can contribute to corrosion in older pipes and fittings. Corrosion can release metals into the water and cause pinhole leaks or sudden water discoloration.

Look for discolored water, especially after sitting in the pipes overnight. Schedule a professional inspection for copper, galvanized, or lead-containing components.
Corroded pipes demand replacement or targeted remediation to prevent leaks and ensure water quality remains consistent.

4) Evaluate Contaminant Risk Beyond the Tap

Unfiltered water can harbor sediment, rust, and microbial particulates, particularly in homes with older plumbing or private wells. Even municipal systems can struggle during storms or maintenance events.

If you’re buying an older home, request a comprehensive water test that includes sediment, iron, manganese, and turbidity. If your future home uses a well, insist on a well-water test and a bacteriological analysis.
Identifying particulate or iron-related staining early helps you plan filtration and treatment strategies that protect appliances and improve taste.

5) Assess Hot Water System Performance

In Colorado, hot water usage is high in cold winters. A proving-water audit should consider the performance of your water heater, as mineral buildup can reduce efficiency and shorten its life.

Check for slower hot water delivery, increased energy bills, or mineral crust around showerheads. Have your water heater flushed and inspected by a licensed pro.
A well-maintained system saves energy, ensures steady hot water, and reduces the need for costly replacements.

6) Plan for a Comprehensive Filtration Solution

A single filter at the point of entry can dramatically improve water quality across the entire house, which is especially beneficial in Colorado Springs where water chemistry varies by source and season.

Consider a whole-house filtration system that reduces sediment, chlorine/chloramine, and scale-forming minerals. Pair this with a reliable under-sink RO unit for drinking water completeness.
A combined approach provides consistent taste, cleaner cookware, and protection for appliances and fixtures throughout your home.

Whole-House Water Softener Plus Under-Sink RO: A Smart Purchase

Two complementary systems can transform daily life in a Colorado Springs home:

Reduces hardness minerals (calcium and magnesium) and helps prevent scale buildup in pipes, water heaters, and appliances. Benefits include easier cleaning, longer appliance life, and better efficiency in laundry and dishwashing.
Delivers high-quality drinking water by removing contaminants such as chlorine, heavy metals, and some micro-particles. This is especially valuable for taste, odor, and safety concerns at the point of use.

Why combine them? A whole-house softener handles routine mineral management across all fixtures, while an RO system ensures pristine, great-tasting water at the tap. This combination minimizes mineral scaling, protects fixtures, and reduces maintenance needs in the long term.

Practical Implementation Tips

Consult a licensed master plumber: Legacy Plumbing can design a system that fits your home’s layout and water source, ensuring proper sizing and valve configuration.
Care for the system: Schedule regular maintenance for the water softener (recharge cycles) and replace RO membranes as recommended by the manufacturer.
Consider a smart controller: Modern softeners and RO systems often come with digital controllers or remote monitoring to alert you when maintenance is due.

Cost Considerations and ROI

While the upfront investment for a whole-house softener plus under-sink RO may be higher than a single filtration unit, the long-term savings are meaningful:

Lower energy bills due to more efficient hot water heating and reduced scale buildup.
Fewer appliance repairs and replacements caused by mineral damage and corrosion.
Improved cleaning efficiency and extended lifespan for fixtures and plumbing components.

Note: The exact ROI depends on your water chemistry, household size, and use patterns. A professional assessment from Legacy Plumbing can provide a customized estimate.
